Dell/Quest has Notes Migrator for Exchange (NME).  Another option is to enable IMAP on the Notes mail file and then open it in Outlook.  From there, you can drag-and-drop mail from the Notes mail file to the Exchange mail file.

Sometimes, third party tools are also not so fruitful. It is better to check the demo version before buying a third party tool.

You can try this tool called, "Kernel for Lotus Notes to Outlook", a free nsf to pst conversion method. It is recommended to have a backup copy of original nsf file before performing.

However, this is a free method. If you buy/ purchase you must check or ask for demo.

You can use manual methods for this Notes to PST conversion. Have a look at this blog: http://wordpress.semnaitik.com/convert-nsf-to-pst-format/
