Moving Windows File Servers off-site

Hello,
We're a small IT department in a much larger enterprise and we're looking to find a solution to a problem that's really been challenging us. We are a "customer" of a large Microsoft Active Directory and an SCCM environment. In this, we run two of our own Server 2012 R2 file servers and a VMWare vCenter cluster. Currently, we have these in a server room in our building, but want to move them to an off-site datacenter for facility reasons.
We've been trying to figure out how to make our LAN available to the off-site location using something like a site-to-site VPN. Unfortunately, we haven't quite been able to make that work. All of the DNS, DHCP, and AD services are on the LAN- the only capability off-site is a public IP address.
Generally speaking, these file servers are used by a small amount of people and are for archive- not necessarily high availability.
We'd be looking for any suggestions! Thanks so much.
